KPK GurunEast is a development area of 4.8 square kilometers, integrating 10,000 affordable housing, high-end residential areas, large expressway rest stations and food cities, light industrial areas (5 kilometers away from residential areas), medical centers, city-in-city commercial Plazas, medium-sized shopping malls, business and trade areas, tourist areas (cultural villages, water parks, happy valleys), education areas (international schools and higher education institutions), nature and adventure resort development projects. The entire city development plan is focused on green environmental protection and health.

This new development project is located near the Gurun Expressway exit. It takes 30 minute to reach the Butterworth Pier from the expressway, and 1 hour to the Bukit Kayu Hitam border checkpoint. Pendang (population of 160,000) is connected to the north of the project. It has direct access to the Kedah New Airport and heavy industrial area (covering 1,600 acres) that has been implemented and is expected to be completed in 2024. 9 kilometers to the west is Sik (population of 80,000) and 9 kilometers to the east is the Gurun train station. There are up to 13 trains a day going to Butterworth, Alor Setar, Ipoh and other important cities. The project is located at the Jerai area (population of 160,000). Petronas, Modenas, and Industrial Zone are just 7 kilometers away from the project. Large factories such as the Naza Kia Automobile Factory are set in development, and Jerai is also adjacent to the city of Sungai Petani (population of 340,000) and Yan (population of 80,000).
